Top 20 places you can buy a home for under $300,000
With the COVID-19 pandemic normalising remote and hybrid work models since 2020, there has been no shortage of Australians looking to trade city life for something a little more laid-back.
Lockdowns in major cities – particularly Sydney, Melbourne and Brisbane – fuelled the desire in many Aussies looking to find the perfect home outside the urban landscape.
Thankfully, there are still some regional locations where hopeful homeowners can buy a house for less than $300,000, despite record-breaking price rises in regional areas over the past two years.

Where to look if you want a tree change
NSW
In a recent report from real estate website Domain, Tara Nadge of LJ Hooker revealed her company was seeing many people from Sydney and Melbourne enquiring about properties in Broken Hill, where the median house price was $170,000 despite a 19.7 per cent rise in property prices over the past year.
Another popular location in NSW is Warrumbungle, located in the central west between Tamworth and Dubbo. Home prices here are around $256,500, even after a 31.5 per cent price rise since June 2021.
Victoria
In Victoria, there is Gannawarra, located along the Murray River just 40 minutes from Echuca. The median price of a house in this town is $282,500, despite a 15.5 per cent rise over the past year.
Another top pick in Victoria is Hindmarsh, located halfway between Melbourne and Adelaide. It is a mostly agricultural area with a rich pioneering heritage, where houses are going for a median price of $187,500, a rise of 10.3 per cent since mid-2021.
Queensland
In Queensland, a favourite among those seeking a lifestyle change, the lush grasslands of South Burnett offer a median house price of $299,500, despite having gone up 19.8 per cent over the past 12 months.
Another lovely Queensland town is Charters Towers, with its picturesque colonial architecture. More and more people are starting to discover this classic town's charms and, with a median price of $235,000, it's not hard to see why it's a top option for a tree change.
Tasmania
In Tasmania, where prices have skyrocketed, there are still plenty of places with property under $300,000. On the west coast – with its World Heritage-listed wilderness, rivers, rainforests, lakes and wild coasts – the median house price is pegged at $170,000 despite a 15.3 per cent rise in the past year.
South Australia
In South Australia, Port Augusta on the Spencer Gulf offers fishing, sailing, canoeing, dolphin watching, galleries and parks, and a median house price of just $200,000.
Western Australia
In Western Australia, the top pick is Coolgardie, located 550 kilometres east of Perth.
The birthplace of the great gold rush of 1892, Coolgardie has the second-lowest median price in the country – behind Murweh in outback Queensland – at just $130,750.
