Earnings growth of 59% over 1 year hasn't been enough to translate into positive returns for Choice Properties Real Estate Investment Trust (TSE:CHP.UN) shareholders

It's easy to match the overall market return by buying an index fund. Active investors aim to buy stocks that vastly outperform the market - but in the process, they risk under-performance. That downside risk was realized by Choice Properties Real Estate Investment Trust (TSE:CHP.UN) shareholders over the last year, as the share price declined 13%. That contrasts poorly with the market decline of 4.7%. Even if shareholders bought some time ago, they wouldn't be particularly happy: the stock is down 12% in three years. Shareholders have had an even rougher run lately, with the share price down 11% in the last 90 days.

If the past week is anything to go by, investor sentiment for Choice Properties Real Estate Investment Trust isn't positive, so let's see if there's a mismatch between fundamentals and the share price.

There is no denying that markets are sometimes efficient, but prices do not always reflect underlying business performance. One way to examine how market sentiment has changed over time is to look at the interaction between a company's share price and its earnings per share (EPS).

During the unfortunate twelve months during which the Choice Properties Real Estate Investment Trust share price fell, it actually saw its earnings per share (EPS) improve by 59%. Of course, the situation might betray previous over-optimism about growth.

It's surprising to see the share price fall so much, despite the improved EPS. But we might find some different metrics explain the share price movements better.

We don't see any weakness in the Choice Properties Real Estate Investment Trust's dividend so the steady payout can't really explain the share price drop. The revenue trend doesn't seem to explain why the share price is down. Unless, of course, the market was expecting a revenue uptick.

We like that insiders have been buying shares in the last twelve months. Even so, future earnings will be far more important to whether current shareholders make money. What About Dividends?

When looking at investment returns, it is important to consider the difference between total shareholder return (TSR) and share price return. The TSR is a return calculation that accounts for the value of cash dividends (assuming that any dividend received was reinvested) and the calculated value of any discounted capital raisings and spin-offs. So for companies that pay a generous dividend, the TSR is often a lot higher than the share price return. In the case of Choice Properties Real Estate Investment Trust, it has a TSR of -8.2% for the last 1 year. That exceeds its share price return that we previously mentioned. The dividends paid by the company have thusly boosted the total shareholder return.

A Different Perspective

We regret to report that Choice Properties Real Estate Investment Trust shareholders are down 8.2% for the year (even including dividends). Unfortunately, that's worse than the broader market decline of 4.7%. Having said that, it's inevitable that some stocks will be oversold in a falling market. The key is to keep your eyes on the fundamental developments. Longer term investors wouldn't be so upset, since they would have made 4%, each year, over five years. If the fundamental data continues to indicate long term sustainable growth, the current sell-off could be an opportunity worth considering. I find it very interesting to look at share price over the long term as a proxy for business performance. But to truly gain insight, we need to consider other information, too. Take risks, for example - Choice Properties Real Estate Investment Trust has 4 warning signs (and 2 which can't be ignored) we think you should know about.
